Job Description:
Basic Purpose:
Responsible for assisting property manager in maintaining overall
appearance, daily operations and performance of the property, and
for assisting with supervision of on-site employees when the
Property Manager is not available. Responsible for ensuring
exceptional customer service to maintain the overall reputation of
the property.
This Position is Responsible for All of the Following:
- Showing apartments to rental prospects and selling the positive
aspects of the property through proper telephone, leasing and
closing techniques
- Assisting the manager with the training of new leasing
personnel.
- Overseeing all leasing efforts, responding to inquiries for
property information in an appropriate and timely manner via I Love
Leasing.
- Knowing and updating competitors' pricing/specials
- Ordering property and office supplies as needed.
- Assisting in the maintaining of property occupancy
expectations
- Ensuring that prospective residents qualify for residency under
company standards
- Retaining residents by providing swift and courteous customer
service.
- Assisting in communicating rent increases to residents upon
lease expiration or renewal.
- Receiving and resolving resident complaints.
- Updating status of units in preparation for move-ins.
- Keeping computer updated with daily property activity via Yardi
and Rent Caf.
- Opening and sorting mail
- Inspecting vacant units after residents move out and before new
residents move in to assure they are in good condition.
- Checking all model units and common rooms daily to ensure
cleanliness
- Coordinating service requests from residents with property
maintenance staff.
- Walking property daily to insure overall good appearance and
safety.
- Collecting rent including current and previous
- Posting rent and making daily deposits.
- Knowing the property's budget and how to properly code expenses
for payment
- Calling utility companies to connect and disconnect
utilities
- Preparing reports including, but not limited to, Accounting
month end (AME), Bonus Summaries and Narratives when
necessary.
- Processing court documents to be filed or representing the
company at court hearings in certain designated markets regarding
delinquent rent/evictions when the property manager is not
available.
- Processing necessary paperwork at the time a resident vacates
the property.
- Internal auditing of files and paperwork
- Marketing property as needed including stocking prospect gifts
and refreshments, advertising, updating property websites, and
updating competition market surveys.
- Daily communication with property manager, other leasing
consultants, maintenance staff, and supervisors.
- Participating in community activities.
- Completion of all job related tasks assigned by property
manager and supervisor.
Requirements:
- High School Diploma or General Education Degree (GED)
- Minimum 1-2 years leasing experience
- Experience with Yardi
- Valid driver's license and reliable transportation
- Must be able to read, speak and understand English for business
purposes
- Must be able to read and write instructions, short
correspondence, memos, and service requests and to converse with
residents, co-workers, and vendors in a professional manner.
- Must also be able to effectively present information and
instructions to potential residents and on-site staff in one-on-one
and small group settings.
- Must be able to successfully complete a pre-employment
background investigation including criminal record search,
employment verification, and drug screen
Physical Requirements:
- Must be able to stand, walk, climb stairs; use hands to finger,
handle, grasp or feel objects; reach with hands and arms; stoop,
kneel or crouch; talk; hear.
- Specific vision abilities required by this job include close
vision, distance vision, color vision, peripheral vision, depth
perception and the ability to adjust focus.
